Frequently Asked Questions
What is a home inspection?
According to the California Real Estate Inspection Association: “ home inspection is a noninvasive, visual survey and basic operation of the accessible systems and components of a home, which can be reached, entered, or viewed without difficulty, moving obstructions, or requiring any action which will result in damage to the property or personal injury to the Inspector…” *
“ Inspections performed in accordance with these Standards of Practice are not technically exhaustive and shall apply to the primary building and its associated primary parking structure”
For many people, a home inspection provides a general understanding of the home and a starting point during the due diligence period from which to investigate further, such as with the help of specialists.
Similarly to what a general doctor would do, a home inspector oftentimes will recommend you to bring a specialist to inspect a particular system and learn more about an issue.

Do you do Pool Inspections?
We do the mandatory safety inspection required by California law and for an additional fee we can do a generalist swimming pool inspection as covered by the California Real Estate Inspection Association standards. The inspector may still recommend an inspection by a pool specialist.
Do you provide quotes for repairs?
On general inspections, we don’t. However, we will be happy to point you in the direction of someone who could. The reason for this is that we follow the guidelines set forth by the California Real Estate Inspection Association.
LaRocca inspections can also at an additional fee provide you with a detailed Opinion of Probable Cost report.
However, the inspectors from our affiliate companies (Moisture and Mold Check, Chimney Check and Sewerline Check companies) can and will provide you with estimates for most of the repairs needed.
How long does the report take?
The turnaround time is 24 hours for a regular home and up to 48 hours for very large mansions or apartment buildings.
Do you do commercial buildings?
Yes! We are a leading expert on commercial building general inspections in Los Angeles.
What’s not inspected during a home inspection?
A home inspection is meant to give you information regarding the general condition of the building and its component parts, as such there are things that are not looked at by your home inspector that would require another professional to evaluate, such as mold, termites, geological and structural issues, compliance to codes, permits, etc
Some other examples of what’s not included on a home inspection would be low voltage electrical systems, appliances that are not built-in such as washer and dryers, cosmetic issues, anything not readily visible such as the inside of the walls, inside ducts and vents and more.
